Terms and Conditions
Accommodation Rentals Australia (ARA) acts as letting agents for the owners of the property.
The rental contract is between the hirer and the owners of the property for which the booking is made and incorporates the conditions set out below.
Authority to Sign
The person who signs the booking form certifies that he or she is authorized to agree the booking conditions on behalf of all the persons included on the booking form including those substituted or added at a later date.
This signatory must be a member of the party occupying the property and must be over 25years of age (unless previously agreed in writing by the agents).
Payment
Bookings are to be accompanied by a non-refundable deposit of 25% of the total rental costs with the balance due 7 days prior to arrival. A credit card signature for a bond of $500 is also required at this time, however, this amount is not debited from your credit card unless there is some damage found on checkout.
Cancellation of Booking.
If the hirer wishes to cancel the booking they should notify ARA immediately and confirm the same in writing. Upon receipt of a cancellation ARA will refund any monies paid except the 25% deposit unless the cancellation is made 7 days before the rental arrival date and then no refund is payable.
In the event of the property not being available due to unforeseen circumstances ARA will notify the hirer as soon as possible and offer a full refund or try to find other acceptable accommodation. ARA/Owners liability is limited to the monies received for the booking.
The Hirer Agrees
To pay for any breakages, losses or damage to the property before departure.
To take good care of the property and leave it in a clean and tidy condition, particular attention being given to the kitchen and Barbeque ensuring all equipment and utensils are left clean and tidy. Excess cleaning of the property will incur an extra charge.
Permit the Owners/Agents reasonable access to the property.
Not to sublet or share the property except with persons nominated on the booking form or as previously agreed in writing with the agents.
The maximum number of persons allowed at the property is clearly stated and must not be exceeded. ARA/Owners reserve the right to terminate the hire without notice and without
refund in case of any breach of these conditions or in cases where in their reasonable opinion the behaviour of the customer is unacceptable.
Arrival and Departure
Properties are only available after 2 pm on the day of arrival and must be vacated by 10 am on the day of departure unless prior arrangements have been made with the agents and confirmed in writing.
Neither the Agents nor Owners accept any liability for any loss or damage to the hirer’s possessions nor take any liability for happenings outside their control.
The use of amenities where offered such as swimming pools, boats, cots etc is entirely at the users risk and ARA/Owners will not accept responsibility for loss or damage to the customers belongings, personal injury or loss of life.
